Emotions of a seller in a buyers market.

So you're trying to sell your home... in fact, you've been trying to sell it for many months and you're getting very frustrated.  Just a little over a year ago you watched your friends and neighbors sell their homes for record prices in just a matter of days or weeks.  Sometimes you saw a "For Sale" sign go up in the morning and came home to see a "SOLD" banner on it that afternoon.  But the picture is far different today.  And the situation is weighing very heavily on you.

I wish I could be the bearer of great news and say the worst is definitely over... but nobody knows that for sure and this ride you're on is enough of a roller-coaster as it is.  Yes, there are promising signs in the economy and market that we may well be at the bottom but without a crystal ball... well, we just don't know.  Even if the indicators are accurate, we're not likely to see any real upswing for a number of months.  Probably the best we can hope for is a 'leveling out' period.

So, what do you do in the meantime?  How do you handle the frustration?  Will your house ever sell?  Is your agent doing everything possible to market your home effectively?  Is he/she communicating with you?  You want to know...  You need to know...  You deserve to know the answers to these and all your other questions.  If your agent isn't providing you with the information you need, call him/her and ask for it.... TODAY!

As dedicated, professional REALTORS, we empathize with you and we feel it is our duty and obligation to provide all the data and information we possibly can to help you deal with the frustrations you're feeling.  Sometimes just having a clear picture - having all the data - helps ease some of the frustration, fear and stress. Information is good medicine!

But just having the information isn't always enough.  What are you going to do with the information?  You must take some kind of action. Information is your ticket to improving your situation. Use it! 

A word of caution: Do your very best to set aside your emotions and biases and take a good hard objective look at the entire situation.

But what information do you need?  The bottom line is that you want to sell your house but you can't find a  buyer and you need to figure out why.  Simply knowing that it's a buyers market and fewer houses are being sold this year than last year just isn't enough to ease your frustrations.  You're not blind.  You see other homes selling all around you... so why not yours?  The answer may be that "it's just one of those things and there's nothing different you can do to change it."  But most likely there are things you can change and the answer may very well lie within the data.

  • You need an updated CMA (Comparative Market Analysis).
  • You need all the feedback received from previous showings.
  • You need a cost analysis of keeping your home a few more weeks (or months) vs selling it now.
  • You need to know how much exposure your listing is getting (how many buyers know your home is for sale).
  • You need to know the differences between the homes that are selling and your home that is not selling.

Armed with this information, you can begin to take corrective actions and taking action will go a long ways toward easing your mind.  In the coming days, we will explore each of the above data and what they mean to you and your home sale.  In the meantime, if you don't have all of this information, call your agent and ask for it... today!
