Marketing Your Home
"Marketing" a home means different things to different people. There is a difference in "listing" a home and "MARKETING" a home. Most real estate agents believe all that's needed to market a home is to put it into the MLS. In the ridiculously strong seller's market we experienced in 2005, that was almost a fact. But our market has changed, turning into a pretty strong buyer's market. And now marketing a home effectively is becoming a critical factor to successful selling.
Any agent can put something into the MLS. But more and more buyers are accessing the MLS via Internet Sites just like this one. That means an agent needs to put the right information into the MLS and use that information to help market the home. Too many agents still put "real estate lingo" into the MLS and miss the opportunity to market to the more savvy buyers viewing listings on the Internet.
The Internet is an incredibly powerful marketing tool. The number of agents out there that understand how to fully utilize Internet marketing is very limited, however. Just look at the typical agents web site. The vast majority of agents with web sites do nothing with them. They simply don't understand the technology and terminology. They know nothing about Search Engine Optimization (SEO), available listing sites, networking and linking with other sites and agents, etc. and many even struggle with simply putting a home photo on the Internet.

There are numerous, maybe countless, different tools for marketing your home. Ask your agent for their Marketing Plan. If they don't really have one (other than the one their agency provides them)... well, that should tell you something. And if they are just doing the same things other agents do, what's the difference?
